Terms of Service
Last updated October 30, 2026
In plain terms. Tampa Probate Leads emails you public probate and property information that we match automatically, and some matches are not verified. Don't use it for robocalls, texts, or anything covered by the Fair Credit Reporting Act. Your subscription renews every month until you cancel. No refunds for partial months; cancel anytime to stop future charges. The full terms below control.
1. Who we are
Tampa Probate Leads is operated by Cedano Labs LLC ("Cedano Labs," "we," "us"). These Terms are an agreement between Cedano Labs and the person or business that subscribes ("you"). If you subscribe for a business, you confirm you are authorized to accept these Terms for it. You must be at least 18 years old to subscribe.
2. What the service does
On business days, Tampa Probate Leads sends an email by about 8:00 AM Eastern Time listing probate cases filed with the Hillsborough County Clerk of Court & Comptroller that our system matched to a residential parcel in Property Appraiser records. A row may include the property address, the assessed (just) value, homestead status, the case number and filing date, the decedent's name, the petitioner's name, the petitioner's mailing address when the filing lists one, and a match label.
- We do not send on weekends or on days the Clerk's office is closed. Filings from those days are included in the next email.
- If the Clerk's daily file is not available by 10:00 AM Eastern Time, we do not send that day and include those filings in a later email.
- We do not send an email on days with no matches.
- We do not promise any number of rows, any particular delivery time, or that public agencies will keep publishing the data we rely on.
3. Sources and accuracy
Tampa Probate Leads uses public records published by the Hillsborough County Clerk of Court & Comptroller and parcel data from the Hillsborough County Property Appraiser or the Florida Department of Revenue. We are not affiliated with, endorsed by, or acting for any of these agencies.
Public records can be incomplete, delayed, wrong, or later corrected, sealed or withdrawn. Our matching is automated:
- Owner confirmed means an owner of record on the parcel has the decedent's first and last name under our matching rules. It is not a title search and does not establish who holds legal title or whether the property is part of the probate estate.
- Surname match means an owner at an address listed in the filing shares the decedent's or petitioner's last name. It is not verified.
- The value shown is the assessed (just) value set by the Property Appraiser, an assessment, not an appraisal.
You are responsible for verifying any information, for example by reviewing the deed and the court docket, before relying on it. Tampa Probate Leads does not provide legal, tax, financial or real estate advice.
4. Not a consumer report
Cedano Labs is not a consumer reporting agency, and Tampa Probate Leads alerts are not consumer reports as defined by the Fair Credit Reporting Act, 15 U.S.C. § 1681 et seq. ("FCRA"). You agree not to use the service or any information from it, in whole or in part, as a factor in deciding anyone's eligibility for credit, insurance, employment, housing or rental, a government license or benefit, or for any other purpose covered by the FCRA or similar state laws.
5. Your outreach and how you may use the data
You are solely responsible for every communication you send to anyone you learn about through Tampa Probate Leads, and for complying with all laws that apply to it. These include the Telephone Consumer Protection Act (47 U.S.C. § 227) and FCC rules, the Telemarketing Sales Rule and the National Do Not Call Registry, the Florida Telephone Solicitation Act (Fla. Stat. § 501.059), the CAN-SPAM Act, state real estate licensing laws, and laws against unfair or deceptive practices.
You agree that you will not:
- make autodialed, artificial voice or prerecorded calls, or send text messages, to anyone identified through Tampa Probate Leads;
- add telephone numbers to Tampa Probate Leads data in order to call or text the people named in it;
- harass, threaten, pressure or mislead anyone, or contact anyone who has asked you to stop;
- suggest that you are connected with a court, the Clerk, the Property Appraiser or any government agency, or send mail designed to look like an official notice;
- resell, sublicense, publish or redistribute the alerts or their contents, except to people inside your own business who help you use them;
- scrape, copy in bulk, reverse engineer or interfere with the service; or
- use the service for any unlawful purpose.
6. Price, free trial and automatic renewal
- Price. Tampa Probate Leads costs $19.99 per month for each county you subscribe to. Taxes may apply and are added at checkout where required.
- Free trial. New subscriptions include a 7-day free trial. A payment card is required to start the trial. Your card is not charged during the trial.
- Automatic renewal. Unless you cancel before the trial ends, your paid subscription starts automatically when the trial ends. Your card will be charged $19.99, plus any applicable tax, on that day and on the same day each month after that, until you cancel. By starting a trial, you authorize these recurring charges.
- Reminder. We email you before your trial ends and before the first charge.
- How to cancel. You can cancel at any time from the billing link in every Tampa Probate Leads email, or by emailing support@tampaprobateleads.com. Cancellation takes effect at the end of the current trial or billing period, and alerts continue until then. If you cancel during the trial, you are not charged.
- No refunds for partial months; cancel anytime to stop future charges. This does not limit any refund right you have under applicable law.
- Price changes. We will email you at least 30 days before any price change. The new price applies from your first renewal after that notice, and you can cancel before then.
- Payments. Payments are processed by Stripe. If a payment fails, we may retry it and may pause alerts until it succeeds.
- Trials. One free trial per customer. We may decline a trial or subscription at our discretion.
7. Your account
Keep your email address current so alerts reach you. Alerts are for use by you and your business.
8. Changes to the service
We may change, suspend or discontinue all or part of the service, for example if a public source stops publishing data. If we discontinue Tampa Probate Leads for your county entirely, we will stop future charges and refund the unused part of your current paid month.
9. Ownership
We do not claim ownership of the underlying public records. The service, our software, and the way we select, match and present information belong to Cedano Labs. While your subscription is active, we give you a limited, non-transferable license to use the alerts for your own business purposes under these Terms.
10. Disclaimers
THE SERVICE AND ALL INFORMATION IN IT ARE PROVIDED "AS IS" AND "AS AVAILABLE." TO THE FULLEST EXTENT PERMITTED BY LAW, CEDANO LABS DISCLAIMS ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF ACCURACY, COMPLETENESS, TIMELINESS, MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE AND NON-INFRINGEMENT.
11. Limitation of liability
TO THE FULLEST EXTENT PERMITTED BY LAW, CEDANO LABS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, LOST DEALS OR LOST DATA. OUR TOTAL LIABILITY FOR ANY CLAIM RELATING TO THE SERVICE IS LIMITED TO THE AMOUNT YOU PAID US IN THE 12 MONTHS BEFORE THE CLAIM AROSE.
12. Indemnity
You will defend, indemnify and hold harmless Cedano Labs and its members, employees and contractors from any claim, penalty or cost (including reasonable attorneys' fees) arising from your use of the service, your communications with anyone identified through it, or your violation of these Terms or of any law, including the TCPA, Do Not Call rules and CAN-SPAM.
13. Suspension and termination
We may suspend or end your access immediately if you violate these Terms, misuse the data, or create legal risk for us or others. If we end your access for a violation, we will not refund fees already paid.
14. Governing law and disputes
These Terms are governed by the laws of the State of Wyoming, without regard to conflict of law rules. Before filing any claim, you agree to email us and give us 30 days to try to resolve it informally. Any dispute that is not resolved will be decided in the state or federal courts located in Sheridan County, Wyoming, and you and we consent to their jurisdiction.
15. Changes to these Terms
We may update these Terms. If a change is material, we will email you at least 15 days before it takes effect. Continuing to use the service after that date means you accept the updated Terms.
